Your close, tied out before you review it.

The close binder

Five workpapers, done the way you'd do them.

One binder per property, with tickmarks, live totals, the sources behind every number and a conclusion on each workpaper.

  1. B-1

    Bank reconciliation

Matches the statement to the GL line by line and carries last month's outstanding items. Finds what's doubled, missing or recorded at the wrong amount.

  2. AE-1

    Accrual roll-forward

Rolls each accrual forward against invoices entered after month-end. Catches missed, duplicated, unreversed and stale accruals.

  3. CX-1

    CapEx review

Ties the project tracker to CIP and AP. Flags completed work left in CIP, unrecorded retainage and capital work coded to repairs.

  4. RR-1

    Rent roll and rent bridge

Ties the rent roll to rental income. Bridges gross potential rent through loss to lease, vacancy and concessions, and checks billing against lease steps.

  5. V-1

    Variance commentary

Explains budget and prior-month variances over your thresholds from the GL detail, and writes the commentary back into your own report.

The demo close

September, ten properties.

A fictional portfolio built for the demo: six multifamily and four commercial properties, with the kind of mistakes a real close has.

How a close runs

Export, review, sign off.

No integration project. Ledros works from the reports your team already exports each month.

  1. Export your reports

GL detail, bank statements, AP, rent roll, budget and the CapEx tracker, as Excel or CSV.

  2. Ledros reads them

It works out which file is which, maps your chart of accounts once, and proves the totals tie before any review starts.

  3. Review what's flagged

Agree, dismiss or send a question to the site. Every item opens to the lines behind it.

  4. Download the package

Close binders, your reports with commentary added, and an import file of the entries you approved.

Runs on your computer

Your files are read on your own machine. Nothing is uploaded.

Read-only

Ledros drafts entries for you to approve. It never posts to your books.

Every number sourced

Each finding cites the GL lines, statement lines or invoices it came from.

Try it on a close you've already done.

If you run month-end for a property portfolio, I'd like to hear what your review looks like today.
